Modular Elevator Manufacturing (MEM) would like to take the opportunity to recognize and thank all the women in the construction industry during this special week. Women are at every level of the industry due to their hard work, knowledge and abilities. We celebrate Women in Construction Week!
We would also like to shine some light on one of our own and acknowledge her efforts at MEM – Michelle Barra, MEM Corporate Coordinator. Michelle has been with the company only four years but in that time has made a big difference. She quickly showed the initiative, drive and ability to be a leader in a field largely dominated by men. During her time she has gained responsibilities, faced challenges with success and is considered by all of her co-workers as the lynchpin to MEM’s ever-growing success.
She is happy with the difference she has made, the progress she has seen in a male dominated field and also that MEM looks at what a person can do and not who they are.
“Being a valued team member in a profession that traditionally has been largely men shows real progress and opens the doors of opportunity. I am glad that MEM looks at my abilities and what I bring to the table.”
A Record of Success
Prior to her employment at MEM Barra was in the US Airforce in another traditional man’s world. She kept F16 fighter jets in action as a sheet metal technician. She earned high praise for her skills and abilities, and gained valuable insights into the leadership skills necessary in the construction industry.
She brought that record of success and positive attitude to MEM, where she has been a big part of building it into the largest provider of modular elevators in North America. But, she takes it is in stride, “Here we all pull together and focus on the job as a team. My position coordinates all the moving parts from production to the final inspection process. I know I am respected as a team member and leader and my contributions are valuable.”

Elevator cuts costs as inflation rises. Inflation is not just a term thrown around by the Wall Street crowd or economists. Inflation is very real, very damaging and turns out not transitory (whatever that means). As the January numbers reveal inflation is with us. And an economy does not shift at a whim especially when the all the forces are aligned for inflation and the social psychology for it has set in. The ripples are felt throughout the nation in every home and every sector.
That is especially true in the construction industry. We are engage in long-term commitments and obligations with slim margins. That puts more pressure as we build, meet payroll and see operating costs explode. Suddenly, we grasp for every potential savings available by trimming general costs and seeking alternatives. You Need the Right Alternative
The right alternative is a commercial quality elevator that has a long-term history of success and that can replace the need for a construction elevator on the jobsite. Modular Elevator Manufacturing Vision. It’s always a good idea to take stock and recalibrate. We do this at the end of each fiscal year. We looked at successes, failures, losses and wins. The conclusion, 2023-24 was a wonderful success. COVID is in the rearview mirror, but some supply chain difficulties continue. We had increased demands, significant production growth and increasing potential sales. We celebrate our accomplishments in hitting goals and we looked forward to a bright future. But, the biggest news in the meeting was the revision of our Modular Elevator Manufacturing vision, mission and core values.
Vision Takes Deep Thought
As we were thinking about our vision we got to the key question…why? Why does MEM exist?
It is tempting to believe that we exist- “to preach the modular message” or “increase market awareness” or “convince customers that MEM is better than the competition” or “to make a profit” or “grow year over year and build a lasting company legacy”. Those are all good things however, NONE OF THAT IS WHY WE EXIST…
And here’s the point. I don’t think people buy WHAT we do… they buy WHY WE DO IT. I don’t believe people are buying the MEM system because we are selling modular elevators… I think (whether intentional or not) WE ARE SELLING A BELIEF SYSTEM, A VISION, A REVOLUTION.
If that’s the case, our customers will be people who believe our ideology. People who want to push back on the elevator establishment and believe that they are a visionary (on the RIGHT side of history) because they align themselves with MEM and the MEM Elevator System.
The “Why” Is More Important
The “why” of MEM is bigger than an elevator.
We need to present the case that we didn’t start a manufacturing business because traditional elevators are awful and the process takes too long. It just so happens that our desire to challenge the status quo and revolutionize the elevator process has the beneficial side effect of sticking it to the old ways of the elevator business.

New York elevator set over the holidays. While most businesses slow down between the last couple weeks of December and January 1, MEM’s schedule picks up. That slow period for most (especially schools) is the perfect time to install a complete elevator in less than four hours with the MEM system. Because they install so quickly there are minimal interruptions that you will find with traditional elevators.

The modular industry as a whole continues to grow and as a result modular elevators rise in popularity as well. For example, in 2019 permanent modular construction surpassed the $250 billion dollar mark in construction starts. It was only $173 billion in 2015. The modular elevator rise in units sold is mirrored at MEM. What was an industry that placed just a handful of units annually, has now grown beyond expectations. We have a full production schedule, had to double the factory floor space in 2021 and we are now adding additional shifts to cover the upward trend.
The result of that growth is this month’s blog regarding projects produced a good dilemma to have. In November we had more than just a few elevators to choose from for the project spot light. We hit double digits with ten projects put in place in just the past 30 days. That makes our choice hard for the blog, so we went with photos from several projects. This growth can be attributed to our nationwide efforts, high-quality engineering and a team that supports each and every elevator we put in place.
The Projects
As the largest producer and industry leader we are excited by our expanding reach as seen in the projects pictured. More and more architects, building owners, design build firms, modular companies and general contractors are exploring their options for low and midrise projects. But we are more than a modular company. Although we have seen a steady rise in modular projects, modular construction remains only a fraction of our mix. Record Breaking Year Thank You! – This time of year we cannot help but to look back and see what there was to be thankful for. That at first blush it seems like a difficult chore because 2021 started off rough. Need I tell anyone that? It all began with a continued COVID-19 threat with its evil cousin Delta soon raising its ugly head. There were riots and dissatisfaction. Political problems and the rise of big tech. Inflation worries and supply chain woes still abound. The threat of manufacturing slowdowns even has Christmas looking more like one that Scrooge would approve of, before his reclamation. And yet somehow through it all two momentous earthshattering realities set in.
G.O.A.T.
First, and I hate to say it, but in 2021 Tom Brady proved beyond any doubt he truly is the greatest quarterback of all time. This website that tracks his every success confirms it whether we like it or not. His stats are crazy and he is running out of fingers and will soon have to use his thumbs for all the rings he’s acquired.
Secondarily, and much more importantly I am glad to report, Modular Elevator Manufacturing broke all records for any modular elevator company. That makes us the premier modular elevator manufacturer anywhere. Turnkey Elevator Solution – The pain points of building a multi-story project are myriad, however one stands out like no other; the elevator. They restrict access through proprietary parts and components. This limits the options of the building owner. It forces them back to the elevator company throughout the life of the building. Making and finding alternatives is impossible.
Contracts are unfair and lopsided. From the installation to the long-term maintenance agreement all of the power shifts to the manufacturer.
The elevator company controls the timeline from delivery of the components to the start up of the elevator. This makes them a stubborn stall on completion. They remain on the critical path and cannot be removed.
Big name elevator companies control your property, when people can come and go, storage areas and more.
Through the above controls and others, the elevator is mystified and complicated. The process is likewise extended and obfuscated. One of the biggest complaints is that people are kept in the dark. From the site supervisor to the property owner they feel they are out of the loop with few alternatives.

6 Reasons Modular Quality Matters – We have all been frustrated by low quality. Items purchased in good faith sometimes seem to break before they come out of the box. Or once out of the box, they look or perform nothing like what was pictured or promised when we bought the item. Instead of being happy with the purchase, words like cheap and flimsy cross our lips, meaning that we have been had. The more expensive the item, the more remorse follows.
However, in the modular industry quality is high because we take an antiquated process where onsite construction is the norm and move it to a production facility. What was then built by various people, in various trades, in various conditions becomes an orchestrated symphony of production. Historically poor quality and high cost is moved to a factory where exact processes and standards can be measured and accomplished. The modular process takes various acts of individual quality to a habit of success. For instance, our factory produced hoistways are always plumb and level. That is simply due to our factory processes that cannot be accomplished on the jobsite and it shows.

In modular building you will never hear “close enough” or “I guess we will have to make it fit.” It is right every time, because the habits that produce quality are built in.
Modular Quality Matters – More than a Slogan
Unfortunately, there are outliers in some manufacturing facilities. Quality becomes just a slogan. If modular quality matters why do some not improve quality? Procedures are skipped, shoddy workmanship is allowed, new practices are slow to be adopted or worse continued tinkering and “problem solving” doesn’t allow for systems to work. Safety – People ride in our products everyday! We owe it to them to produce an extremely safe product. Quality makes sure of that. Also, we owe it to customers to have safe delivery and installation practices. Other don’t.
Morale – Nothing can crush the spirit of a team more than to know what they are producing stinks. Low quality creates low expectations throughout the organization. Turnover due to dissatisfaction and poor leadership is the result. It leads to a workforce with less experience and less training. Quality suffers.
Cost – Quality reduces costs. With elevators the savings are not necessarily in the product’s up front price tag, but still there. When the unit is delivered and handed over, any poor quality becomes the burden of the building owner. Those costs are often hidden from the customer until it is too late. A cheap elevator turns out is a cheap elevator.
Longevity – This is real important in the elevator industry. In the hundreds of projects we have been a part of, all are still in service (unless the building was decommissioned). Our quality produces longevity and that says a lot with 40 years experience.
Retention – Low quality makes it difficult for some to retain customers and good relationships. The low quality modular elevator company has to always find new victims for their poorly constructed product. We have an extremely high customer retention rate due to the care we use when producing an elevator.
Reputation – This really hurts the most. Poor quality from other manufacturers gives the whole of the modular industry a blackeye.

The entire premise of modular construction is that by instilling factory processes into the construction trade, the industry can produce a higher level of quality, faster and often at a reduced cost. Elevator Placement. You have a low or mid-rise project ready for the design phase. One of the first considerations is elevator placement and location of the stairwells. Because this happens so early it is crucial to get right. As we all know making a changes later in the game can be extremely difficult and pricy. Often times the knee-jerk reaction is to plunk the elevator down in the design nearest the main entrance or center of the building. But, deeper thought is needed.
Especially with the surge in modular buildings, the hoistway and staircases are being used less often for structural support in many circumstances. That is not saying structural support by the shaft and stairwell is no longer needed. At the very least all hoistways should be able to handle some gravity loads associate with floor tie-ins.
There’s Gravity In the Situation
Shear loads are something completely different and have to be accounted for in the structural design. But, mankind was designing successful buildings without using hoistways for support for hundreds of years before the advent of the elevator. So using the hoistway for that purpose is not always necessary, but the best option depending on design. Just keep in mind, especially in low and mid-rise applications the need for structural support (gravity or shear) may have to be examined before changes of elevator placement is made.
In addition to the structural aspects of the project, you should also consider where people are wanting to go inside the building. After all, if elevators are a matter of convenience and mobility, it makes sense to put the elevator where use is most convenient for the most people. Blending the two considerations of structure and traffic flow can be an art form! But where can you get started to determine placement?
Here’s a Starting Point
So with all that said here is a list of considerations as to elevator placement:
How big is the lobby area? Will adding an elevator to the lobby impede traffic through the main part of the building?
Must it be used for supporting the rest of the structure? If so what flexibility is there in changing the location.
Would an additional elevator or an elevator bank away from the center of the structure improve the flow?
What is the building type or purpose of the building?
What available space do you have, not just for elevator placement but for foot traffic? Realize at busy times the elevator area can clog with people.
Is the traffic predicable? For instance an office building will be busy around shifts and breaks. Or is most travel anticipated to and from specific areas of the building?
Is there an aesthetic consideration such as a glass elevator or decorative car or hoistway?
Are there applicable elevator codes that require where an elevator must go?
How visible is the elevator to potential traffic? Tucking an elevator in a far corner or around hidden corridor maybe problematic.
Is this a retrofit project to comply with regulations with limited use anticipated?
The above is not a complete list of considerations. It is just a starting point to get you thinking more about the need and purpose of the elevator itself. Far too often in this copy and paste world, the largest and most expensive moving object in the building becomes a second thought. Call the Experts
Remember the project architect and engineer are great resources to answer your questions. Even if placement is copied from previous jobs, there are reasons for where they put the elevator where they did. So ask early “why?” and if you have additional concerns express them. Nothing is worse than getting months into a project and then wanting a change. I have never met an architect or engineer that didn’t like explaining the reason they made a choice.
