Quality is crucial when it comes to anything we buy. That is especially true when we are talking about a commercial quality elevator. The stakes are high and a shaky elevator ride can give a person a lasting negative impression. But more than that a commercial quality elevator carries passengers. So there is a need for quality for the sake of the safety of the elevator riding public. Quality is important. Yet it can seem illusive as with most projects the elevator is the biggest moving object in the build and extremely complex.
Additionally, apart from safety and overall building aesthetics (feel of the ride) there are many others reasons why quality is so crucial too. A lack of hitting high standards also cost time and money on projects. We have all experienced a time when we made a purchase only to return the item for a replacement and then had to return it again. Frustration, waste, anger, agitation and disgust filled our minds as we get in the car for the third time. With quality there is assurance, peace, pride and pleasure.
So how do we achieve our high standards and why do we say “commercial quality elevator” so often?
Why We Say It
First we tend to say it a lot because of factors beyond our control. Perception can be misleading, but in the minds of many a reality. With modular there is sometimes the perception that with the ease modular provides there must be compromises. The product in many ways seems to good to be true so mentally there is a leap to possible issues that don’t exist. We have been working diligently for decades to dispel that notion. In every project we produce we care deeply about quality and it shows. So in reality it is more of messaging to correct a perception may have had some grounding in fact, but is now decades past its shelf life. We are quality at MEM.
We also sometimes have pushback from a threatened industry. The monolithic elevator industry sees the writing on the wall, but due to their business model, they cannot extricate themselves from the traditional elevator build and installation. They have literally been doing elevators the same way since the mid-1800’s. No kidding. Elevator installation has not changed since the Civil War… our Civil War… in the US… over 160 years ago! In 1859 the Cooper Union Foundation Building had an elevator shaft built in (even though passenger elevators were not available). Then, once completed the elevator was brought into the shaft on piece at a time just like today. That model has not changed since. What other product on Earth has seen less innovation in its process since the 1860’s? Innovation threatens so they attack.
In a nutshell, the above are the reasons we stress our quality so much.
The How of Quality
More importantly, how do we achieve quality? We can say we have quality and that quality is worth having, but all that talk is completely nullified if we can’t produce it. We do and I came up with five ways we assure quality with every project going out the door:

Workmanship
This refers mostly to the hoistway, elevator car and sling and other items we manufacture in house. The factory process uses templates, quality materials and well thought-out and practiced procedures. For instance our cab is tough Galvanneal steel easily produced to exact sizes by use of templates and guides. We would never use flimsy particle board covered in glued on laminate. That kind of cheap product is apt to warp, expand and flake.
This term encompasses the pride of the team members at MEM and their experience. It begins with the sales representatives. They are the most informed and knowledgeable people regarding modular elevators and elevators in general you can find. This is crucial as they guide the process from beginning to end. They set the pace and know each project completely and intimately. We also meet every jurisdictional requirement with licensed welders, electricians with years of experience and employees that have pride in their work. Lastly, we thoroughly inspect every elevator we manufacture with a 10 Point Inspection – Check List. Using that list a certified elevator technician performs the inspection. In this way you can be sure that when we ship an elevator, it is the quality we promise. We also provide consistent inspections through out the build.
Parts and Components
Dirty little secret…they are all the same. It really does not matter the name plate on the control panel in the car. Every elevator contains roughly the same components. All the parts have to meet the same high standards regardless of the company providing them. High-quality standards are demanded and required by law, by jurisdictional code and by regulation. We abide by all to produce quality everytime.
Factory Process
Our factory process produces consistent quality. But that does not mean we are stuck in old ways or not flexible in design. We think though what we do, provide for flexibility and constantly assess how we can improve. We test and update our process as needed. Additional benefits including being inside a factory. Cold and heat do not interrupt our manufacturing, nor do they act as an impediment to consistency. Whether we like it or not if it is snowing outside at 20 degree, traditional construction suffers. This is seen every time a traditional built hoistway it not plumb or level. Our building practices are perfect every time and on time every time.
Design and Engineering
Two quick points. Our design is based on more experience than any other modular elevator company. Also, the engineering is improved consistently over time. We have made design improvements that others have not. Also, not only do MEM elevators meet the engineering standards of difficult Seismic areas, they are also used in high wind or hurricane areas. The MEM Elevator System is also designed for more efficiency in installation and setting the elevator. Our experience in the industry makes us the leader in design and engineering.
Delivery and Installation
When we say our team has a fully-installed commercial quality is set in four hours we mean it. The same goes with start up. When power is available we can have your elevators running in a week. Modular Timeline the Secret of Success. When it comes to success in construction it usually boils down to getting the job done on time. You can have the greatest plans, design or ideas, but if not executed in a timely fashion the value diminishes.
Construction projects outside of infrastructure generally are built for occupation. Any delay of occupancy is money out of the pocket of the owner or investor. That means pressure on everyone and makes time extremely important. That is the primary reason for success of modular and the modular timeline.
This striking revelation occurred to me when speaking with a building owner. He was checking up on a project with the project’s manager. The build in question was the first time this particular owner had sunk time and money into a modular project. Needless to say he was a bit apprehensive. However, after getting a breakdown of the progress he was amazed.
Amazed Despite Experience
He claimed the modular elevator alone made him a million dollars based on faster occupancy. That may have been an exaggeration. However, the smile on his face when he said it, made it more than convincing to me.
See, he was long in the tooth so to say in the traditional construction industry. As such he was filled with doubt regarding timelines. That doubt bled over to concerns regarding the completion date promises of the modular companies employed. His feeling of skepticism was well warranted based solely on his background in the traditional construction trades. He became numb to the habits of contractors. They make promises and then excuses and then more promises as they face delay upon delay. He expected nothing less with a modular timeline on the project. But to his pleasant surprise the timeline was kept and ancillary benefits began to pop up.
So what is the modular timeline compared to that of traditional building and why does it matter?
Faster for a Reason
I have used this chart a number of times from the Modular Building Institute. The institute and their entire staff are a great center for information and knowledge regarding modular construction.
Want to dive deeper? I would highly recommend that anyone curious at all should attend their upcoming World of Modular convention. It is in San Antonio, Texas – April 25-28. We will be there in person for additional questions about modular in general and modular elevators.
Back to the timeline graph. It clearly demonstrates the time savings overall for most projects as there is multitasking employed to take advantage of off-site manufacturing. When modular units are built in factories, the time is simply shortened. But what is not incorporated in this chart are the ancillary time savings and benefits.
Here are just three:
Quality – There is a higher rate of inspection. The work environment is better. Improved supervision and consistent templates and practices are in place. That makes the quality higher. Quality means fewer fixes, redo’s or punch list items. It saves time.
Waste – Waste reduction is significant. With modular the order is made for each job. Supplies are purchased for that project and nothing else. Also, there are strict inventory controls. Buckets of fasteners are not spilled or misplaced. Nothing walks off the site after hours and steel and lumber are ordered to length as much as possible. What is not used will get recycled not just thrown in a trash bin. That includes all the packaging and other trash. Labor is not wasted either. Repetition, automation; planned placement of tools, supplies and materials reduce time and costs.
Fewer Man-Hours – One surprise to a recent customer was that modular crews don’t delay waiting for each other. The floor guys weren’t waiting painters and painters weren’t waiting on the rock and tape crews. Modular units largely come as finished. Our elevators as an example, come with drywall on the interior and exterior of the shaft. Also, the elevator doors and frames already install. That means every opening saves you money and again saves time.
Factory Environment – Weather is inconsequential. No one stands around waiting for things to warm up or cool down. A traditional elevator can’t even be installed in temps below 54 degrees. Not so with factory installation of components. Who cares if it is raining, snowing or worse? Everything is done inside until the delivery date.
The Secret is Out
The secret of success of the modular timeline is slowly, but steadily and surely getting out. More and more builders and building owners are taking the plunge. They are exploring what modular has to offer and how the modular timeline can be a huge benefit.

We need Supportive Housing Elevators Fast. Supportive housing is also referred to affordable housing or low income housing, but regardless of the name the need is more than evident. So, when it comes to housing the homeless, faster is better to address the issue. But also we must use the resources available in a timely fashion. Funds are being allocated to help right now. As an example the Los Angeles City Council has approved more than $51 million in financing for the construction of new affordable and permanent supportive housing developments.
But that funding can be slippery if not acted on quickly and the need could continue to go unaddressed if not used. The bottom line is that funds allocated need to result in actual building projects that are designed for housing the at risk population as quickly as possible.

And there is the problem. As everyone in the construction industry knows, a building does not pop up overnight, even when funding is approved and support is given. It takes plumbing, electric, foundation work, drawings, permits and approvals. Lastly, if over one story the project takes the slowest component of any build project, an elevator. We would also like to shine some light on one of our own and acknowledge her efforts at MEM – Michelle Barra, MEM Corporate Coordinator. Michelle has been with the company only four years but in that time has made a big difference. She quickly showed the initiative, drive and ability to be a leader in a field largely dominated by men. During her time she has gained responsibilities, faced challenges with success and is considered by all of her co-workers as the lynchpin to MEM’s ever-growing success.
She is happy with the difference she has made, the progress she has seen in a male dominated field and also that MEM looks at what a person can do and not who they are.

A Record of Success
Prior to her employment at MEM Barra was in the US Airforce in another traditional man’s world. She kept F16 fighter jets in action as a sheet metal technician. She earned high praise for her skills and abilities, and gained valuable insights into the leadership skills necessary in the construction industry.
She brought that record of success and positive attitude to MEM, where she has been a big part of building it into the largest provider of modular elevators in North America. But, she takes it is in stride, “Here we all pull together and focus on the job as a team. My position coordinates all the moving parts from production to the final inspection process. I know I am respected as a team member and leader and my contributions are valuable.”

I just finished writing a great blog about how Modular Elevator Manufacturing (MEM) is in complete in support of the Modular Building Institute (MBI). Also, included is how we support the modular building industry as a whole and promote the benefits of modular construction. We are even going to the MBI annual convention (see more below)! Then I realized that many could confuse our support with use of our elevators. To be clear and to set the record straight, our MEM Elevator System is compatible with any structure type.
The ability to be compatible, depending on the height, is that MEM elevators are designed to be self-supporting. That means they can be place on the interior or exterior of buildings. Regardless of the construction method used MEM is a fit. Everything from post-and-beam construction to heavy steel framing can use a modular elevator. Even concrete structures can and do incorporate modular components, including the MEM System.

Elevator cuts costs as inflation rises. Inflation is not just a term thrown around by the Wall Street crowd or economists. Inflation is very real, very damaging and turns out not transitory (whatever that means). As the January numbers reveal inflation is with us. And an economy does not shift at a whim especially when the all the forces are aligned for inflation and the social psychology for it has set in. The ripples are felt throughout the nation in every home and every sector.
That is especially true in the construction industry. We are engage in long-term commitments and obligations with slim margins. That puts more pressure as we build, meet payroll and see operating costs explode. Suddenly, we grasp for every potential savings available by trimming general costs and seeking alternatives. Surprisingly, the elevator cuts costs as inflation rises, but only if you choose the right alternative.
You Need the Right Alternative
The right alternative is a commercial quality elevator that has a long-term history of success and that can replace the need for a construction elevator on the jobsite. By consolidating the tasks of a permanent elevator and a construction hoist, costs can be significantly reduced. The Miss ECB project fully demonstrates the time and costs savings. As you can see it operates just like any other construction hoist with a set call box for access. Finish protection is key. Protective panels and wraps are in place during the build. You can also see that it is not a project dependent on any one type of construction method. the MEM System is at home in modular construction to stick built applications.

A Conversation with Clay Hubbell – Project Superintendent
In this surprising conversation Clay Hubbell talks about savings from a perspective rarely discuss, the true value of taking the elevator off the critical path. He also says what it was like working with MEM for the first time and why more modular elevators maybe in his future.
But first, a little background. The Olive View/UCLA Medical Center project involves constructing a new Restorative Care Village with a Mental Health Wellness Center, Residential Treatment Program and Recuperative Care Center. It is a huge sprawling complex with six elevators.
The purpose of the facility is a needed one. In other words, addressing the pressing need for increased mental health, medical, and homeless support services in local communities is necessary and crucial. The surroundings of the project are impressive. It is purposely placed in quiet hills with nature paths and stunning landscaping and design. The new Restorative Care Village will provide an unparalleled opportunity for mental health and community renewal.
Abbott Construction took on the SWA Architects plan and all the challenges including using modular construction. In many ways it was a test for the modular concept and in particular the MEM elevator system. Due to the size of the project, timelines were crucial and had to be met. The project superintendent, Clay Hubbell was understandably skeptical. He has worked with just about every elevator company and usually sees delays and excuses.
Could the elevators really be taken off the critical path? And would there be any real savings? As the project wraps up we sat down with Hubbell to find out.

You have framers, rock and tape crews, floor prep, flooring, painters, electricians, sprinklers. They usually come out and work to the elevator openings on each floor. Then they have to stop.”

Modular Elevator Manufacturing Vision. It’s always a good idea to take stock and recalibrate. We do this at the end of each fiscal year. We looked at successes, failures, losses and wins. The conclusion, 2023-24 was a wonderful success. COVID is in the rearview mirror, but some supply chain difficulties continue. We had increased demands, significant production growth and increasing potential sales. We celebrate our accomplishments in hitting goals and we looked forward to a bright future. But, the biggest news in the meeting was the revision of our Modular Elevator Manufacturing vision, mission and core values.
Vision Takes Deep Thought
As we were thinking about our vision we got to the key question…why? Why does MEM exist?
It is tempting to believe that we exist- “to preach the modular message” or “increase market awareness” or “convince customers that MEM is better than the competition” or “to make a profit” or “grow year over year and build a lasting company legacy”. Those are all good things however, NONE OF THAT IS WHY WE EXIST…
And here’s the point. I don’t think people buy WHAT we do… they buy WHY WE DO IT. I don’t believe people are buying the MEM system because we are selling modular elevators… I think (whether intentional or not) WE ARE SELLING A BELIEF SYSTEM, A VISION, A REVOLUTION.
If that’s the case, our customers will be people who believe our ideology. People who want to push back on the elevator establishment and believe that they are a visionary (on the RIGHT side of history) because they align themselves with MEM and the MEM Elevator System.
The “Why” Is More Important
The “why” of MEM is bigger than an elevator.
We need to present the case that we didn’t start a manufacturing business because traditional elevators are awful and the process takes too long. It just so happens that our desire to challenge the status quo and revolutionize the elevator process has the beneficial side effect of sticking it to the old ways of the elevator business.

Retrofit Elevator Solution. As I was prepping a wall in my home for much needed improvement, I came to a startling truth. People follow what was done before even if it isn’t the best solution. That thought came to me as I started pealing layers of old construction off the oak studs from our 19th century farmhouse. There was a layer of quarter-inch drywall, followed by half-inch drywall under that. Those were on top of wood paneling and then plaster and lathe. Quite a difficult and messy job to bring it back down to the studs.
But, while prying, cutting, hammering and hacking through the various layers, I noticed several flocks of nails and screws tightly patterned in clusters. Like in the picture a half-dozen nails and screws were all in a three-inch area. The funny thing was that in most cases, none in the group ever hit one of the studs. Obviously, prior workers just saw where previous nails were used. They then figured if they put another one in the same place, they would hit something.
In most cases they were absolutely wrong. The original lathe was securely nailed down with a thick layer of plaster smeared into place, but after that layer it was guess work. A follow the leader mentality. It seemed as if they saw a nail or two and then would follow up with more hoping everything would hold okay.
Missing the Mark
We see that a lot in the modular elevator industry. Follow the leader is used constantly when choosing the elevator for a project. Not much thought is given, it is just hammer in another nail or turn another screw no matter the implication. It really doesn’t matter if you miss the mark just go with the flock. Why pick the best option or explore a bit more, before you start pounding away.
The result is the best solution to vertical transportation is not tried but, the status quo is the accepted norm and little additional consideration is given. This is despite, especially for retrofit projects the MEM system is always best. It is the perfect retrofit solution because is goes in easiest with the least interruption. It also takes the elevator off the critical path and places it on your timetable, when you want it delivered. Also, it can be added to the exterior or placed in the middle of a building by means of a roof penetration and holes cut at each floor.
Low to Mid-Rise
Lastly, these are high-quality commercial elevators that are completely factory installed in the hoistway. It arrives onsite with doors, wiring, rails, cab and even elevator buttons installed. It is then craned into place in less than a couple hours.
When power is supplied the modular elevator is then turned on. Then it is setup in a process that takes less than a week. The MEM system is suitable for any low to mid-rise project making it perfect for most retrofit projects. It can of course be used for any new construction as well, traditional or modular.
I can tell you from experience nothing is more frustrating than pulling a fist full of nails out of one small section of drywall. That is especially true when none of them hits the mark.
